Summary Responsible for the leadership and oversight of the Maintenance department in order to ensure quality services are provided on a daily basis. Plans, supervises and coordinates activities of workers engaged in repair, maintenance and installation of machinery, tools, equipment and in maintenance of buildings, grounds, and utility systems. Upholds the philosophy, vision and core values of the organization and ensures the Christian Mission of Lutheran Senior Services is realized so that "Older Adults Live Life to the Fullest". Essential Duties & Responsibilities 1. Supervises staff including directing the work, counseling, coaching and evaluating staff in order to provide exceptional service. 2. Manages the development, review, interpretation and implementation of departmental policies and procedures. 3. Evaluates department needs to determine the appropriate staffing level, recruits, interviews and selects potential employees; and coordinates staff daily work schedule and monitors and approves payroll. 4. Inspects community facilities and equipment, in addition to reviewing inspection reports, to determine repairs, replacement and/or improvements required. Assigns workers to and completes projects while administering the preventive maintenance program. 5. Ensures unit turnaround and renovations are completed in a timely, professional manner, and that units are ready for move in at designated time. 6. Analyzes the department's operations to determine appropriate equipment and supply needs, and maintains adequate level of supplies and functioning equipment. 7. Performs HVAC upkeep. 8. Assists in budget preparation, ensures adequate records are kept, paperwork is processed and department conforms to budget. 9. Assists in maintaining the appearance of the main buildings, out-buildings and grounds, including snow removal and salting. 10. Follows infection control procedures, including proper hand washing, trash/waste storage and disposal and wearing protective clothing and equipment when handling waste and chemical agents. 11. Follows all safety procedures and protocol as dictated by LSS policy, federal and state regulations and reports all hazardous conditions, defective equipment and accidents or incidents to the supervisor immediately. 12. Performs the essential duties & responsibilities of the staff he/she supervises when needed. Qualifications, Knowledge, Skills & Abilities High school diploma or equivalent. 3 - 5 years experience in the maintenance field, with proficient knowledge of electrical, HVAC, plumbing, carpentry, painting and equipment repair. EPA refrigerant certification type II required Valid driver's license required Prior supervisory experience preferred. Proficient knowledge of, and prior experience working with, computers and software related to the field. Must maintain a personal phone in order to respond to emergencies and to be "on call". Desire to exhibit "resident centered care" philosophy. Available to be on-call and work weekends/holidays as needed. A well lighted and ventilated working area that has its own temperature control system (air conditioning and heat). May be assigned to outside work.
